Venice covers a fairly large geographical area and consists of several distinctly different communities. Venice Island is unique unto itself and has it's own link on this site so we will concentrate on the rest of Venice. To see the history of Venice see Venice Island link.

Off-Island Venice includes the area from east of the Intracoastal all the way to the Myakka River.

South Venice-  Offers very affordable homes from the low $100K range, and there is a South Venice Community Association that has a ferry service to a secluded beach located between Casperson Beach & Manasota Beach. Some homes in South Venice are waterfront on the Intracoastal and have quick access to Gulf via Venice Inlet. This is a good area for families & retirees alike. There are also several new home communities in South Venice as well.

East Venice- If you have a horse or want one then East Venice is a good place to look. Larger properties offer the ability to keep horses and other livestock. Trail riding is available in the Carlton Reserve and other trail networks. Additionally, this area is a short ride to Venice Beach only a few miles away. At Jacaranda Avenue, Interstate 75 is at it's closest point to the Gulf of Mexico, so properties in this area offer the best combination of beach access, shopping, and a choice of city or rural lifestyle.
